Questions and answers
Can you install prefabricated homes anywhere in Türkiye?
Yes, we serve every region of Türkiye. For assemblies outside Istanbul, the crew’s accommodation and meals are covered by the buyer. Our structural assembly crew has 5 people and our painting crew 2.
Are prefabricated homes earthquake resistant?
Prefabricated homes were first developed as earthquake housing. They are much lighter than a reinforced-concrete building, and because the demountable parts are joined with steel screws, they flex during an earthquake rather than collapse.
How long does it take to deliver a prefabricated home?
Depending on the size of the building and the factory workload, a 100 m² single-storey home is delivered in 5–7 working days on average, and assembly takes 4–5 days on average.
What are your payment terms? Do you offer instalments?
40% of the price is paid in cash at signing, and the remaining 60% in two equal instalments at 30 and 60 days by cheque or promissory note. For longer terms, you can use the prefabricated-home loan offered by our partner Türkiye Finans.
What does the price include?
The price includes the building materials (wall panels, steel connectors, ceiling cladding, ceiling insulation and roofing materials), a steel front door, American-panel interior doors, PVC glazed balcony doors, fitting of windows, tilt windows and glass, interior and exterior painting, the electrical and plumbing installation inside the building, and the electrical and plumbing fixtures.
What is the customer responsible for?
The customer is responsible for the foundation slab, excavation and landscaping; floor and wall finishes such as screed, ceramics, carpet and tiles; the building’s external connections (electricity, sewage, mains water); municipal permits; heating and cooling installations such as radiators and air conditioning; the crew’s accommodation and meals for assemblies outside Istanbul; and transport of materials with transport insurance.
Is a building permit required?
Permits are at the discretion of the local municipality. The architectural, electrical and mechanical drawings and the soil survey needed for a permit are the customer’s responsibility, as are the permit and all other legal approvals.
Can we have a building with our own layout and look?
Yes, any size and layout is possible as long as it suits the prefabricated building system.
How many storeys can it have?
Single-storey or two-storey.
Can it be built on top of a concrete building?
Only on single-storey reinforced-concrete buildings, and the building below must have a solid, level roof slab.
How long does the building last?
Our prefabricated buildings use Betopan as the main material; its manufacturer (Ankara Tepe Group) guarantees it for 50 years against outdoor conditions. The load-bearing system and all metal parts exposed to the outside are galvanized to delay corrosion. The average life of a prefabricated building is 30–40 years.
How good is the sound and heat insulation?
The exterior walls are 10 cm thick. The 16-density EPS between the wall panels and the rock wool in the roof give much better heat and sound insulation than a standard concrete building.
Are prefabricated homes only for summer use?
No. Our homes come with an insulation system for year-round use and are built for the climate of the site where they will stand.
Can a prefabricated home be dismantled and moved?
Yes. It can be moved whenever you like for the cost of dismantling, reassembly and repainting. Alterations are also possible.
How is it transported?
Prefabricated buildings can travel by truck, lorry, ship, train or cargo plane. A truck with a 7 m bed carries about 90 m² of building materials; the total weight is usually 7–9 tonnes.
Can I paint it myself?
Yes. Just like a concrete building, you can easily paint your prefabricated building yourself.
